The Year of Change – 2009.

I think by now, most are thinking that 2009 will be a year that is different that any we have experienced thus far. My hope is that these changes will be good for business. It is the transfer of goods and services for cash that is the grease on the wheels of a free society. I have heard it said repeatedly the Freedom & Free Markets is the only dynamic that creates Prosperity. I heard this most recently from Dr. Barry Asmus, the brilliant Economist.

I worry because we have been free to make the choices that has lead us into the current, double recession. Don’t get me wrong – I love being free to choose my own destiny, its just that we (The People) have lost control over our representatives because they have truly exercised their freedom to ignore what is best for this country.

Since I am not one to sit around and complain, I am working hard to make different decisions. Hopefully I can find the sliver lining behind this economic cloud and roll with the punches. I have noticed that there seems to be forces at work determined to derail any normal attempt at prosperity and so I will gather as much super human strength that I can and push onward and upward.

Luckily, at an early age I was taught two things that carried through my 51 years on Earth; “Quitting is un-America and Impossible just takes longer”. So I will continue to get up every day, offer valuable services to my clients, friends and family knowing that Karma will not fail me.

I love having the American Spirit.

I love the United States and

I LOVE Freedom & Free Markets.
Reverberations of Arizona' Sanctions Law 2008
Sunday, April 13th 2008
Owners of residential income property that attracts low to mid-income wage earners lost 20-40% of their renters over the last few months.  If you are not familiar with the Sanctions Law (formerly known as House Bill 2779, Legal Arizona Worker's Act), you can click this link to read the text of the law www.azleg.gov/search/oop/qfullhit.asp

In summary, Beginning Jan. 1, all business owners in Arizona risk losing their state and local licenses if they knowingly or intentionally - the law makes a distinction between "knowingly" and "intentionally" - hire undocumented workers after that date. Licenses can be suspended for 10 days or longer for a first offense and revoked altogether for a second offense.

The affect of the law is that undocumented workersare not able to find work.  No work - no stay.  These workers, renters, consumers are having to leave the state to provide for their families.  This huge exodus has left Class C apartment owners (and others) struggling to meet their cash flow requirements now that their buildings are experiencing up to 40% vacancy.

One solution for these owners is offer deep discounts and free rent to lure tenants to their vacant units.  Another solution is find a non-traditional management program that is able to tap into the huge number of citizens struggling to qualify for qualify renter units.  Property Management Experts LLC was created specifically to address this need.

PME LLC has teamed up with a social services alternative housing provider.  In addition to  this unique business arrangement, PME LLC employs an Asset Optimization Management Model designed to financially position the property to be sold at the highest possible price when the real estate market recovers in a few years.  Of course, some owners may decide to hold onto a property that is producing positive cash flow.
